Industrial Park Sewerage Masterplan
Combined sanitary and stormwater masterplan for a phased industrial park development, coordinated in 3D with site infrastructure.

The challenge
A multi-phase industrial park development needed a sewerage masterplan that could be built out in stages without requiring rework as later phases connected in, while satisfying both sanitary capacity and stormwater attenuation requirements for the full build-out.
Our approach
- •Modeled sanitary flows and stormwater runoff for the full development at build-out, then reverse-engineered a phased network that would not need resizing as each phase connected.
- •Sized attenuation and control structures for the design storm return period required by the local authority.
- •Built a coordinated 3D model in Revit alongside the site civils team to resolve clashes with roads, utilities and building foundations before construction.
- •Produced a single masterplan drawing set referenced by each phase-specific construction package.
Outcome
- •Phase 1 construction proceeded without any sewerage rework required when Phases 2 and 3 connected in, avoiding the reopening of completed roadworks.
- •Stormwater attenuation sizing was approved by the local authority on first submission.
- •3D coordination caught two significant clashes with planned building foundations before they reached site.
